Buying a house on a septic system without looking at it is an expensive way to save a few hundred dollars. A drain field replacement is the kind of number that changes whether a deal makes sense, and it is not visible from the driveway.
We inspect for buyers, for sellers who would rather know before a buyer does, and for owners who simply want to know where they stand.
What an inspection covers
We locate the tank, open it, check the level and the condition of the baffles and filter, look at how the system takes water, and assess the drain field for signs of failure.
You get told what we found in plain terms, including the parts that are fine. An inspection that only lists problems is a sales document, not a report.
- Tank location, size and condition
- Inlet and outlet baffles, and the effluent filter
- Sludge and scum levels against tank capacity
- Drain field condition and any evidence of surfacing
